Affordable housing: optimized renovation approach for a 50-year old residential building in Calgary

Summary

  • This renovation project in Calgary aimed to optimize energy efficiency, reduce GHG emissions, and improve affordability for an aging affordable housing building.

  • Adaptis analyzed 13 key design parameters, evaluating 50,000 design options to find the most effective renovation strategy.

  • The project resulted in a clear decarbonization roadmap, enabling the customer to make informed decisions that aligned with their sustainability and affordability goals.

Building Information

Location: Calgary, Alberta

Building Use: Affordable housing

Year Built: 1971

Number of Buildings: 1

This multi-unit residential building offered affordable housing to residents, but being over 50 years old, it deteriorated to a point where it faced significant operating challenges. Due to issues with the heating and water supply systems, the City of Calgary temporarily relocated the residents to conduct major renovations and redevelopment to the building, aiming to provide safe, comfortable, and affordable homes for these families.

As part of this redevelopment, the developer wanted to increase energy efficiency, minimize GHG emissions, minimize operational costs, improve indoor air quality, and improve affordability. Adaptis conducted a comprehensive analysis of 13 distinct building design parameters to determine the optimal combination tailored to the customer’s specific requirements.

Challenge

The City of Calgary’s had a strong commitment to providing safe, affordable housing while reducing operational costs and GHG emissions. The challenge was in selecting the optimal design combination that would meet energy efficiency and affordability goals, while complying with modern standards, given the aging infrastructure and complex renovation needs. Without a thorough analysis, traditional renovation approaches could result in suboptimal energy performance, higher operational costs, and missed opportunities for significant GHG reductions, all while potentially extending the project timeline and increasing costs.

Summary of Targets

The scope included achieving NECB 2017 compliance by analyzing 13 building design parameters to identify the optimal renovation strategy, with the customer motivated by the need to reduce operational costs, GHG emissions, and improve indoor air quality while ensuring the project’s affordability and alignment with modern energy standards.
